Domestic EPC
- Domestic EPC's are a legal requirement when selling or renting out your residential property. They are valid for 10 years, and can only be issued by an official accredited Energy Assessor.
- EPCs are a record of the energy saving / loss aspects of your property, and potential improvements and savings you can make.
- Energy performance is measured in terms of energy use per sq metre of floor area.
- Energy efficiency is based on fuel costs and environmental impact based on carbon dioxide (CO2) emissions.
How Is EPC Calculated?
During the visit our assessor will need to conduct a brief but thorough survey of your property to record the details the software uses to calculate the energy rating.
- The age and floor area of the property
- The length and thickness of the external heat loss walls
- Cavity wall insulation and type
- Roofsapce insulation and depth
- Make, model and age of central heating bolier and flue
- Methode of heat radiation (radiators, under floor etc.)
- Number of Thermostatic Radiator Valves (TRVs) and / or fireplaces
- Form of any other secondary heating
- Type of windows type, age and extent of double galzing (if any)
- Number of low energy light fittings
- Details of mechanical ventilation and air conditioning systems
